Commercial Roof Recover vs. Replacement

Determine when an existing assembly can remain and when moisture, deck condition, layers, drainage, weight, or code point toward tear-off.

Direct answer

A roof recover installs a new roof system over an eligible existing assembly. A replacement removes some or all of the existing system before the new roof is installed. Recover can reduce tear-off, waste, disruption, and cost, but only when investigation supports leaving the existing assembly in place.

Wet insulation, deteriorated decking, excessive layers, incompatible materials, structural limits, drainage failures, or code requirements can make replacement the responsible path.
