Financing information

Financing and lending disclosures

Effective upon public launch

Keystone Development Solutions LLC, doing business as Keystone Development, understands that financing may help customers plan and complete construction and renovation projects. These disclosures explain how financing information may be presented through the Keystone website and clarify the separate roles of Keystone, customers, and independent financing providers.

These disclosures should be read with Keystone's Privacy Policy, Terms and Conditions, Customer Policies, and any applicable construction agreement or lender documentation.

Financing availability

For qualifying projects, Keystone may provide general information about financing or connect a customer with one or more independent third-party financing providers. Availability may depend on geographic location, project type, requested amount, applicant qualifications, property information, lender requirements, program capacity, and applicable law. Not every customer or project will qualify, and a particular program may not be available when requested.

Keystone is not a lender

Unless Keystone expressly states otherwise in a separate written disclosure, Keystone is not a bank, credit union, finance company, mortgage company, loan broker, loan originator, or credit provider. Keystone does not underwrite loans, make credit decisions, set final financing terms, service loans, or guarantee funding. Financing associated with a project is offered and administered by an independent third-party provider.

Applications are subject to lender approval

Each financing request is subject to the participating provider's review, underwriting standards, verification procedures, and final approval. Relevant factors may include credit history, income, employment, existing debt, identity, property information, requested amount, collateral, project details, and other lawful criteria. Keystone cannot guarantee approval, funding, or continued eligibility.

Rates, fees, and loan terms

Only the financing provider can determine and disclose the final interest rate, annual percentage rate, duration, payment amount, down payment, fees, closing conditions, security interests, promotional terms, default provisions, and other loan requirements. Rates and terms may vary by applicant, program, project, and date. Customers should rely on official lender disclosures and signed loan documents, not website summaries or preliminary conversations.

Planning estimates and calculators

Monthly payment examples, loan calculators, financing illustrations, budget tools, estimated ranges, and similar website information are provided for general education and conceptual planning. They are not:

  • A loan application, offer, approval, commitment, or prequalification
  • A quotation of available rates, payments, fees, or terms
  • An underwriting decision, appraisal, credit decision, or promise of funding
  • Financial, tax, accounting, legal, investment, or credit advice

Results depend on user inputs and simplified assumptions. They may omit taxes, insurance, closing costs, variable rates, draw procedures, interest reserves, lender fees, contingencies, collateral requirements, and other material terms. Actual results may differ substantially.

Promotional financing

Independent providers may occasionally make promotional programs available to qualified applicants. Promotions may have expiration dates, minimum amounts, limited availability, deferred-interest conditions, special payment rules, eligibility requirements, or other restrictions. A provider may modify or discontinue a program without notice to Keystone. Customers should review all applicable disclosures, including how interest may accrue and what occurs if promotional conditions are not satisfied.

Customer responsibility

Customers are responsible for reviewing and understanding lender documents before accepting financing. This includes interest rates, annual percentage rates, payments, fees, security interests, draw requirements, promotional conditions, prepayment provisions, late-payment consequences, default remedies, maturity dates, and servicing information. Questions about a loan should be directed to the lender before signing.

Independent financial decisions

Choosing whether and how to finance a project is an individual financial decision. Keystone does not provide financial planning, tax, legal, accounting, investment, or credit-counseling advice. Customers should consult their own qualified advisers when appropriate and consider their income, reserves, other obligations, project risks, and ability to repay.

No guarantee of savings or financial benefit

Keystone does not represent that financing will save money, increase property value, improve credit, produce investment returns, create tax benefits, or make a project affordable. Construction cost, financing cost, property value, and individual financial circumstances can change.

Application information and privacy

A lender may request identifying, contact, financial, employment, credit, property, and project information, including information that is more sensitive than what Keystone ordinarily collects. Information submitted directly to a financing provider is handled under that provider's privacy policy, security practices, and legal obligations.

If a customer asks Keystone to assist with a financing introduction, Keystone may share reasonably necessary information such as name, contact details, property address, project description, requested project amount, or contract value. Keystone's handling of personal information is described in its Privacy Policy. Customers should not send Social Security numbers, bank credentials, or similarly sensitive financial information to Keystone unless specifically instructed through an approved secure method.

Credit inquiries and identity verification

A financing provider may conduct a soft credit inquiry, hard credit inquiry, identity check, fraud review, income verification, property review, or other diligence. The provider determines what review is required and should disclose the effect of a credit inquiry. Customers should review the provider's authorization language before consenting. Keystone does not control credit reporting or lender verification decisions.

Approval, expiration, and funding changes

A preliminary approval, prequalification, or conditional approval may expire or change before funding. Changes in credit, employment, income, debt, interest rates, property value, project scope, documentation, program requirements, or lender policy may affect eligibility or terms. Customers remain responsible for confirming current financing status and satisfying lender conditions.

Financing-related project delays

Project planning, procurement, and scheduling may depend on timely financing approval, required documentation, lender authorization, draw procedures, and availability of funds. Keystone is not responsible for delays caused by underwriting, appraisal, verification, lender processing, loan closing, funding, inspection, reimbursement, or servicing decisions. A financing delay may require project rescheduling and may affect pricing or material availability.

Payment obligations remain in effect

Financing does not modify a customer's payment obligations under the construction agreement unless Keystone expressly agrees in writing. Customers remain responsible for timely payment regardless of lender processing, draw timing, reimbursement, denial, withdrawal, or funding delay. Any condition tying payment to lender disbursement must appear in the signed construction agreement.

Construction scheduling and project acceptance

Financing approval alone does not guarantee project acceptance or an immediate start date. Keystone may require an executed construction agreement, deposits, confirmed funding, permits, selections, procurement, site readiness, insurance documentation, and other project-specific prerequisites before scheduling or mobilization. Project acceptance also remains subject to scope, location, capacity, safety, timing, and operational fit.

Independent financing providers

Each provider operates independently and maintains its own privacy policy, eligibility standards, underwriting process, disclosures, documentation, funding procedures, servicing practices, and customer-support channels. Keystone does not control and is not responsible for a provider's approval, denial, rates, terms, availability, security practices, communications, servicing, collection activities, or performance.

A referral or link does not constitute Keystone's endorsement of every product or term offered by a provider. Customers should evaluate the provider and financing independently.

Lender documents control

If financing is approved, the lender's disclosures and executed loan documents govern the financing relationship. They control the rate, annual percentage rate, payments, fees, security interests, conditions, defaults, remedies, obligations, and customer rights. If website information, a calculator, a Keystone communication, or a general example differs from official lender documentation, the lender documentation controls.

The construction agreement is separate

The financing agreement and Keystone construction agreement are separate legal agreements with separate parties, duties, and remedies. Financing approval does not alter the construction agreement, and the construction agreement does not alter the financing documents, unless the affected parties expressly agree in writing.

Program changes

Financing providers may add, modify, suspend, or discontinue programs, rates, promotions, qualification standards, or geographic availability. Keystone cannot guarantee that any particular program will remain available or that website information will reflect an immediate provider change.

Questions about financing

Questions about applications, underwriting, credit inquiries, rates, annual percentage rates, payments, fees, approvals, funding, servicing, statements, or loan documents should be directed to the applicable financing provider. Questions about Keystone's project scope, proposal, construction agreement, schedule, or payment requirements may be directed to Keystone.

Changes to these disclosures

Keystone may update these disclosures to reflect changes in website content, services, providers, financing programs, or legal requirements. A revised effective date will be displayed when an updated version takes effect.
